In 2018, two separate clients in Coleorton, Leicestershire, embarked on the most significant project of their lives: building their "dream homes." As self-build projects, the pressure was personal. The clients required a groundworks partner who could navigate the critical "out of the ground" phase for two adjacent luxury properties simultaneously. They needed absolute confidence that the foundations, drainage, and substructure would be executed to the highest engineering standards, setting the stage for the timber frame or masonry superstructure to follow.
Solution
Tilsley Groundworks delivered a comprehensive "Substructure & Floors" package for both plots. Acting as the single point of responsibility for the groundworks, we managed the entire process from the initial site strip to the final finished floor levels. By coordinating the earthworks, engineering setting-out, and technical masonry simultaneously across both sites, we provided the clients with a seamless, stress-free start to their builds, delivering a clean, level platform ready for the follow-on trades.
Outcome
Both self-build clients received a precision-engineered substructure, fully compliant with Building Control and warranty standards. The internal drainage was installed and tested, the floors were poured to an exacting finish, and the garages were treated to a high-specification power-floated concrete surface. The project set the benchmark for the quality of the rest of the build.
