By managing the Site Clearance and Enabling Works package in-house, we provide a seamless transition from a derelict plot to a certified building platform, ready for piling or foundations.

Structural Demolition
We provide comprehensive demolition services for industrial units, masonry structures, and steel-frame buildings. Our team manages the entire process, from the safe disconnection of utilities to the mechanical demolition of the superstructure.

Soft Strip: Removal of internal fixtures, fittings, and non-load bearing partitions prior to refurbishment or demolition.

Earthworks & Profiling
Moving mass volumes of soil is the heavy lifting of the enablement phase. We utilize our heavy fleet (Volvo EC250E and EC300E excavators) to strip topsoil and reshape the site topography.

Plateau Formation: Creating level building pads for industrial units.
Compaction: Installation of structural fill in layers, tested to highways specification.

On-Site Crushing & Recycling
We operate a "Circular Economy" approach. Rather than sending demolition arisings to landfill, we process brick and concrete on-site using mobile crushers. This produces certified 6F2 and 6F5 aggregate which can be re-used immediately as a capping layer for piling mats or haul roads.

Smart Earthworks
For a Quantity Surveyor, the most volatile cost on a groundworks tender is "Muck Away" (the removal of waste soil to landfill). With landfill taxes rising annually, exporting soil off-site burns through the budget.
The Cut & Fill Strategy
We use intelligent engineering to minimize this cost. Before we bid, our engineering team models your site terrain using LSS and n4ce software. We generate a "Heat Map" of the site, calculating exactly where high ground needs to be cut and low ground needs to be filled.
By optimising the finished floor levels (FFL) by just a few centimetres, we can often achieve a "Net Zero Balance," keeping all soil on-site. We utilise GPS Machine Control on our dozers and excavators to execute this model with millimetre precision, ensuring you don't pay to move a single cubic metre of earth unnecessarily.

The 48-Hour Residential Turnaround: Demolition & Foundations

Challenge
In 2019, a reputable local construction firm faced a tight deadline for a residential extension project. The homeowner was scheduled to be away on holiday for a single weekend, and the main contractor needed the most disruptive phase of the build (structural demolition and foundation excavation) completed before their return. The site demanded high standards of safety and extreme tidiness, as the family would be living in the property immediately afterwards. Any delay in the groundworks would knock the bricklayers off schedule and disrupt the entire build program.
Tilsley Groundworks was engaged as the specialist sub-contractor to deliver a "Weekend Blitz" package. leveraging our ability to work outside standard hours with our own fleet and labour, we mobilised on Friday evening. Our team executed a surgical demolition of the existing structure, cleared all rubble using our own grab lorries to keep the site footprint clear, and excavated the new foundations. We coordinated a Saturday inspection with Building Control to ensure immediate sign-off before pouring the concrete footings.
Solution

When the homeowners returned on Sunday evening, the noisy, messy work was finished. The existing structure was gone, the site was swept clean, and the new foundations were poured, cured, and ready for the bricklayers to start on Monday morning. The main contractor delivered a "magic" transformation, strengthening their relationship with the client.
